Thus far in our Window Warranty Series of blog posts, we’ve been focusing on residential replacement windows, mainly because the majority of our customers are homeowners. But here at BM Windows, we do offer replacement windows and doors to San Diego businesses that utilize residential windows, such as small hotels and apartment complexes. For these types of businesses, the typical residential warranty doesn’t apply, and window manufacturers have a different type of coverage they offer on windows installed in commercial properties.
What Counts as Commercial?
First of all, we should make clear what a window manufacturer typically considers a “commercial” property. Obviously, business buildings would be considered commercial, but in addition, apartment buildings and other multi-family residences that are being rented out, and even single-family homes that are non-owner occupied can be considered “commercial.” Make sure you read your warranty’s fine print to see whether your windows will be covered by a commercial or a residential warranty.

How Are Commercial Window Warranties Different from Residential Warranties?
Typically, the warranty period for windows installed in a commercial property is shorter than the coverage period for the same windows installed in a residential property. Whereas a replacement window installed in a San Diego home may have a lifetime or even a double lifetime warranty, the same window in a commercial property may only have a 10-year warranty. A commercial warranty may also not cover things typically covered in a residential warranty, such as accidental glass breakage.
What About the Products BM Windows Sells to Commercial Property Owners in San Diego?
Currently, BM Windows offers replacement window products for certain types of commercial properties (like apartment buildings and small hotels) from Anlin Window Systems and Monte Verde Windows & Doors. Both of these manufacturers offer 10-year commercial warranties that are transferrable. Anlin allows the warranty to be transferred multiple times within the 10-year warranty period, while Monte Verde’s warranty can only be transferred to one subsequent owner.
As far as the installation warranty offered by BM Windows is concerned, it doesn’t matter if the windows were installed by our team in a commercial or residential property. You are covered by the BM Windows Warranty for any problems that occur with your windows that are due to installation for a lifetime! This isn’t the case when you purchase from some other San Diego replacement window companies. If they don’t offer an installation warranty and the manufacturer of your windows determines that your problem was caused by an installation error, you’re out of luck. That’s why it’s so important to choose a replacement window company that offers coverage that includes all installation parts and labor.
