We spoke with a San Diego real estate agent, an architect, and a home energy expert, who all gave their thoughts on replacement windows.
The Benefits of Replacement Windows from a San Diego Realtor’s Perspective
We asked Melissa Tucci, a top real estate broker and agent in San Diego with Coldwell Banker, about the effect that new windows have on the buying and selling process in her experience. Here’s what she had to say: “New, dual pane, energy-efficient windows make a big difference when selling a home because they create more of a high-end feel and aesthetically look nicer. At the same time, buyers know they will benefit from not having to use the air conditioner or heater as much, since the windows help keep the home better insulated.”
To back up Melissa’s expert opinion, the National Association of Realtors put out a report in 2015 that was based on a survey of realtors. The report concluded that replacing your windows is one of the top exterior home remodeling projects that appeals to buyers, and that it is also one of the best projects you can do to increase the value of your home for resale. Also according to the report, homeowners can expect to recoup about 80% of the cost of replacing their windows when they go to sell.

A Residential Architect’s Perspective on Replacement Windows
Mark Grisafe, owner of M. Grisafe Architects, had a lot to say about replacement windows. According to Mark, replacement windows offer several benefits, including an updated look for a home, better energy efficiency and sound insulation, and added value.
As an architect, he recommends changing out a home’s details, like its windows, as a relatively inexpensive way to give a home a new look. For example, Mark says he has recommended replacing aluminum windows from the 1970s with upgraded vinyl windows to give a home a more crafted feel.
When it comes to energy efficiency and sound insulation, Mark says, “The comfort of a space can be controlled by regulating the exposure to adjacent temperature and noise fluctuations. We’ve found that two of the more cost effective ways of doing this is to add insulation to the walls and to upgrade the windows.” Mark says that in recent years he has had some clients who are even replacing their existing dual paned windows with more modern, energy-efficient windows.
As far as adding value to your San Diego home, Mark is of the opinion that replacing your windows is a smart way to do this. He says, “Whenever we do a remodel, we try to steer our clients toward design solutions that are going to either add value to their home in a seller’s market or help their home stand out in a buyer’s market. Upgraded windows is definitely one component that achieves both.”
The Energy Savings of Replacement Windows, According to a Home Energy Expert
Tim Carstairs, a building energy engineer at Carstairs Energy, had this to say about the cost savings associated with replacement windows: “Replacing single pane windows with dual pane can save a lot on hating and cooling costs due to better insulative properties and reduced solar heat gain. Depending on the climate zone, [the savings] could be major.”
According to ENERGY STAR, a program of the U.S. Environmental Protection Agency (EPA) that sets standards for energy efficiency in consumer products, a typical homeowner can expect to save between $126 and $465 per year when they replace single pane windows with energy-efficient dual pane windows.
